Terms and Conditions

The Palms is a 55+ active lifestyle community. The Palms is a pet-friendly resort. Proof of current pet vaccinations must be provided within 15 days of reservation date. Check-out is 11:00 am; Check-in is at 3:00 pm.

Rates do not include tax and are subject to change without notice.

Rent for entire reserved term is due upon check-in, is based on 30-night stay by a maximum of two persons; a fee per additional person will be charged. All guests must register.

Daily and Weekly rental rates include electric service, water and sewer service, basic satellite service and refuse collection.

Monthly and Seasonal rates include water and sewer service, basic satellite service and refuse collection.

There is a monthly charge for electricic service and a monthly meter reading fee and a monthly administrative fee.

A $50.00 key, badge and electricity usage deposit is due upon check-in. A $20.00 fee per lost mailbox key will be charged.

Reservation, Cancellation & Refund Policies

  • We accept payments by Visa, MasterCard, check, travelers check or money order.

  • A deposit of $350.00 reserves a stay of one month or more; the deposit for a weekly reservation, if available, is $125.00. Daily reservations, if available, must be paid in full in advance.

  • No refunds will be made for cancellation of daily or weekly reservations. At Management’s discretion deposit refunds for monthly or longer stays may be made if a written cancellation (email included) is received within thirty (30) of arrival date, however, an administrative fee of $50.00 will be charged.

  • Your deposit reserves a lot for the term of your stay. The Palms Management reserves the right to make lot assignments on the basis of space available. We will make our best effort to accommodate your request for assignment to a lot in an area of your preference; however, your reservation does not guarantee a specific lot number. Lot assignment is made on the basis of length of stay and on availability. Your reservation does not guarantee a specific lot number.

 

RV Requirements

All RVs are subject to inspection and are accepted at Management’s discretion. A current photo of your RV, 5th Wheel, Motor Home and tow vehicle must be provided 15 days prior to arrival. All RVs must be fully contained, well kept and in good condition.
