RESORT TERMS & CONDITIONS
Community Standards: The Palms is a premier 55+ active lifestyle community. To maintain our resort environment, all guests and residents must register upon arrival.
Occupancy & Rates: All rates are based on double occupancy (maximum two persons per lot). Rates are calculated based on a 30-night month for consecutive stays. Please note that rates do not include tax and are subject to change without notice.
Arrival & Departure: Check-in begins at 3:00 pm, and check-out is by 11:00 am. The remaining balance for your entire reserved term is due at check-in if not already prepaid.
Pet Policy: We are a pet-friendly resort. For the safety of our community, proof of current pet vaccinations must be provided within 15 nights of your arrival.
Included Amenities: Your stay includes water and sewer service, refuse collection, and Spectrum Extended Basic TV. Complimentary Wi-Fi is also available for your use in the Clubhouse area.
DEPOSITS & ELECTRICITY
Nightly & Weekly Stays: For short-term stays, electricity is included in your rate. These reservations must be prepaid in full at the time of booking, and no security deposit is required.
Monthly & Seasonal Stays: For stays of 30 nights or more, electricity is billed to the guest based on current APS rates, plus a $1.90 meter fee and a $7.50 administrative fee (as permitted by AZ statute). These stays require full prepayment and a $100.00 security deposit due at check-in.
Security Deposit Details: Your security deposit covers your final electricity usage and the issuance of your ID badge. If an ID badge is lost, a $25.00 replacement fee will apply. Please allow up to 30 days following your departure for the processing of your deposit refund.
RV REQUIREMENTS
Quality Standards: To maintain the beauty of our resort, all RVs, 5th wheels, and motorhomes are subject to management approval. RVs must be fully self-contained, well-kept, and in excellent condition.
Arrival Documentation: Please provide a current photo of your RV and tow vehicle at least 15 nights prior to your arrival date for final discretion.
